What actually goes wrong from abroad
Five failure modes we are built to prevent. Each maps to a step in the path below.
- A purchase managed by a relative — until the money and the paperwork stop matching.
- Forged documents you can’t inspect from six thousand miles away.
- A Power of Attorney executed wrongly — and everything built on it void.
- Funds routed through the wrong account class, stranding your capital onshore.
- Sale proceeds you can’t repatriate, because no one kept the remittance trail.

How does the Power of Attorney actually work?
You execute the PoA at the Bangladesh High Commission or Embassy in your country, where it is attested. Once it arrives in Dhaka it is stamped and registered before use. We draft it narrowly — limited to the specific transaction — and retained counsel verifies its execution before anything is signed under it. A mis-executed PoA is one of the five failure modes above; this is the step that prevents it.
Can I get my money back out of Bangladesh later?
Repatriation of sale proceeds is possible when the original purchase was funded through proper inward remittance and the paper trail was kept: encashment certificates, bank records, and the registered deed. We retain that full trail from day one and coordinate the Bangladesh Bank approval process when you sell. Without the trail, repatriation is where NRB sellers get stuck — which is why it is checkpoint 11.
Can I buy agricultural land as a foreign passport holder?
Generally no — Bangladeshi law restricts agricultural land ownership for non-citizens, and dual/foreign citizenship complicates it further. We advise NRB clients toward non-agricultural, plan-approved urban property (apartments, commercial, RAJUK-allotted plots), and the regulatory approval checkpoint confirms the classification before you commit.
How long does a remote purchase take?
Typical end-to-end: 8–14 weeks. Verification of a chosen property takes 2–3 weeks; funds routing and PoA processing run in parallel over 2–4 weeks; registration and mutation take the remainder. The milestone schedule is written into your mandate, and you receive documentation at every step.
What taxes and costs should I plan for?
Registration-related costs run roughly 6–10%+ of the declared value (stamp duty, registration fee, local taxes, VAT where applicable), on top of the purchase price and our published fee. We provide a written cost estimate per property before you commit, and coordinate with tax counsel on AIT and your home-country reporting where needed. No cost appears that is not on paper first.
